During the current Covid 19 crisis many businesses will be closing their premises and some individuals will be temporarily giving up their usual place of residence.   In many instances other parties may be entitled to rely on such unoccupied premises as the correct address for service of documents.   This applies, for example, to notices between landlords and tenants and the terms of Leases, notices between the parties to commercial contracts, and all forms of court proceedings.   A landlord could, therefore, belatedly discover that a tenant had exercised a break clause, or anyone might find that judgment has been entered against them because a claim has not been acknowledged or defended.

In the circumstances, everyone leaving any premises unoccupied or changing their address should consider redirecting mail or arranging periodic visiting.

If you are serving a formal notice remember that in many instances e-mail notification is not effective.
