Most buyers are genuine and have no hidden agenda but be wary of online companies which advertise that they will buy any property quickly.

Although the conveyancing process may seem to be running smoothly, these firms have a habit of getting to the point of exchange of contracts and then deciding that an inspection of the property is required before exchange can take place.

Once the inspection takes place, the Company will say that the property is overvalued and that they will only proceed at a reduced price. This can sometimes mean that thousands of pounds is in effect deducted from what the seller thought was the agreed sale price.

Unfortunately the sellers may find themselves with no alternative other than to accept the reduced offer, if they cannot face the delay which would result from placing the property back on the market for sale.

Always ensure that the buying Company’s website is checked for reviews before accepting an offer. This can give a very good indication of the buying practises of these Companies.
